If you have signed a offer to purchase on a home you wish to purchase, HomePlace Realty, llc highly recommends getting home inspections before signing any final purchase contracts. There are many individual inspections that can be done but the best choice would be a whole house inspection. The inspection company is chosen by you the buyer and paid for by you also, a wise move that may save you alot more money & headaches in the future if you purchase a home that has potential problems. This type of inspection should cover all visible physical exterior and interior problems with the building and also any concerns that may arise with the functioning of the heating & air units, plumbing & electrical systems. This is not an inspection for cosmetic problems, that you should inspect on your own and feel confident you can repair after the purchase. It also does not cover any building codes, it is not an appraisal, does not offer guarantees and is not for insurance purposes, just for your ease of mind. In most cases if problems are found the contract can be renegotiated to have them fixed or the contract may be let go.
Other inspections may include; lead based paint inspections, termite inspections, radon gas inspections, septic system inspections, asbestos, swimming pool/hot tub, concrete, soil, or any other individual inspection that you may have any concerns over.
